Send the same property information to each provider
Include address, property type, bedroom and bathroom count, furnished or vacant condition, access, parking, stairs or lift, vacate date and written handover instructions. Photos can clarify the condition and priority areas without replacing an on-site assessment where needed.
Check what the quoted checklist includes
Compare bathrooms, kitchen, bedrooms, living areas, floors, accessible fixtures and cupboards item by item. Ask about oven interiors, windows, balconies, garages, walls, carpet and rubbish as separate inclusions or exclusions. Do not compare headline prices when the task lists differ.
Review optional work and policy terms
Request separate prices for carpet extraction, pest work, pressure cleaning or specialist surfaces. Confirm timing, access, cancellation and any re-clean terms in writing, including deadlines and exclusions. A policy applies only to its stated scope and cannot guarantee a bond or inspection decision.
Choose the quote that fits the handover
Consider the itemized scope, communication, appointment timing and property constraints alongside cost. Ensure trades and movers finish before the clean where possible. The agent’s written instructions and tenancy process should be handled separately from the provider’s cleaning checklist.
