Confirm site readiness and hazards
Ask the builder or principal contractor to confirm dusty trades are complete, access is permitted and surfaces are ready to clean. Suspected asbestos, silica dust, chemical residue or other hazardous materials require qualified assessment and handling.
Check relevant experience and scope
Describe property type, rooms, surface finishes, dust level, debris, windows and handover timing. Ask whether the provider has experience with comparable sites and what ordinary cleaning, waste handling and optional tasks are included.
Review safety and access arrangements
Discuss inductions, restricted areas, PPE, equipment, water, power, parking, remaining trades and public access. Ask about current insurance and qualifications relevant to the requested work. Do not assume a cleaner certifies construction compliance or safety.
Compare written agreements
Request inclusions, exclusions, price basis, timing, site contact, variation process and damage reporting in writing. Check whether repeat visits, carpet cleaning, high windows, external work or post-build residue removal are separate.
