Cleaning and Property Maintenance: Know the Difference

Cleaning may help keep accessible surfaces presentable, but it is only one part of looking after a rental property. It cannot guarantee rent, resale value, longer component life or prevent a building defect.

What routine cleaning can address

An agreed clean may remove ordinary dust, grease, marks and loose soil from suitable surfaces. The actual result depends on material, condition, access, prior treatment and the scope booked.

What cleaning cannot guarantee

Cleaning is not a property inspection, repair, leak detection service, pest treatment or mould remediation. It cannot reverse worn carpet, damaged coatings, broken fittings or structural deterioration.

Record maintenance signs separately

If a clean reveals a drip, loose handle, cracked seal, water mark or other visible change, photograph and report it through the property manager's process. Do not cover, dismantle or attempt a repair outside your authority.

Define a useful property-cleaning scope

List the property type, rooms, surfaces, access, condition, occupants and optional tasks. Confirm whether appliance interiors, carpet, upholstery, windows or common areas are included. Compare quotes by their written scope, not an assumed maintenance or financial benefit.
