Build the scope from the property records
List the rooms, accessible surfaces and appliances in the property manager’s written instructions. Note existing damage, wear and maintenance separately. Share the suburb, property type, size, furnished status, condition, vacate date and building access so the provider can assess the actual job.
Check house, apartment and access differences
Confirm keys, lift or stair access, parking, loading rules and any shared-building requirements. Identify balconies, garages, outdoor areas and exterior windows separately; they may need special access or a separate service. Do not assume salt, sand, humidity or mould applies to every property or requires a particular treatment.

Agree on fixtures, extras and exclusions
Ask which rooms, cupboards and appliances are included and whether carpet extraction, outside glass, upholstery, pest treatment, balconies or rubbish are separately quoted. Do not assume furniture will be moved or personal items handled. The booking confirmation should list the final scope.
Compare written quotes and follow-up terms
Use the same property information with each provider and compare inclusions, exclusions, optional work, price basis and appointment terms. Ask how concerns about booked work are handled. Cleaning does not repair damage, reverse permanent wear or guarantee a bond or inspection outcome.
