Record the mattress condition
Note visible stains, damage or odour and compare with the property condition records where applicable. Document the condition for your own tenancy records and raise existing damage with the property manager rather than assuming it is a cleaning issue.
Follow the mattress maker's care guidance
Mattress covers, foam, springs and finishes tolerate different methods. Vacuum or spot-clean only if the manufacturer allows it. Avoid soaking, steam, bleach, fragrance sprays or household mixtures unless explicitly permitted for that model and material.
Allow any approved cleaning to dry fully
Use only the amount of moisture and the drying method permitted by the manufacturer. Do not put bedding back over a damp mattress. If there is extensive staining, persistent damp, mould-like growth or an unknown substance, seek appropriate specialist advice.
Keep handover cleaning scope clear
A general end-of-lease clean does not automatically include mattress cleaning, stain treatment or replacement. Ask the provider whether the requested item can be assessed and confirm the task, method, exclusions and price in writing. Cleaning cannot guarantee an inspection or bond outcome.
