Record existing damage, fair wear and maintenance separately, and keep relevant photos, receipts and communications. A cleaner’s invoice describes work performed; it does not establish a legal entitlement or resolve a bond claim.

South Australia’s official bond-refund guidance explains that tenants and the managing party must agree on the refund amount before funds are released. An agreed request can be lodged through Residential Bonds Online; if the parties cannot agree, use the official dispute information. The cleaning provider is not part of that decision.

List the rooms, accessible surfaces, appliances, optional carpet or exterior work, access and timing in a written quote. Confirm what is excluded and how any concern about booked work is handled.
