Use the property records to plan the clean
Check the documents and communications you already have for the agreed handover date, access arrangements and any written property-specific instructions. Keep photos and notes organised. This is preparation guidance, not an interpretation of ACT tenancy law or a decision about bond liability ACT Government Tenancy.
Make a room-by-room task list
List the rooms and surfaces you want considered, then note optional areas such as oven interiors, carpets, windows or furnished items separately. Record property condition and any access constraints. Ask the provider to state which tasks are included, optional or excluded rather than relying on the phrase “bond clean”.
Confirm Canberra availability and building access
Give the provider the Canberra suburb or postcode, exact address, property type, requested date and access details. For apartments, clarify keys, entry instructions, parking or lift arrangements. Ask the provider to confirm current address-level availability and the appointment window.
Compare current written quotes
Send the same property details and task list to each provider. Compare the price basis, scope, exclusions, optional work, access assumptions and change process in writing. Remove unsupported claims about “top-rated” status, savings or results unless current evidence and methodology are supplied.
Separate cleaning from bond or repair decisions
Cleaning can cover only agreed tasks. Damage, maintenance, pests, mould and hazardous materials may need a different provider or property contact. Check current ACT tenancy information or qualified advice for legal questions; no cleaner can decide a bond claim.
