Overlooked Areas to Check in a Gold Coast Rental Handover

A rental handover clean should use the written instructions and condition report to identify accessible areas, including storage or fixtures where required. Cleaning cannot guarantee a bond refund, and unsafe or damaged areas need separate attention.

Use the condition report and room checklist

Review the incoming report, lease and current agent directions. List rooms, accessible cupboards, drawers, tracks, fixtures and agreed outdoor areas. Record existing damage and clarify disputed requirements before cleaning.

Clean accessible storage and furniture

Empty cupboards and drawers only when authorised and arranged, then clean accessible surfaces. Move furniture only if safe and agreed; do not pull heavy appliances or fixtures without permission. Carpet extraction, upholstery, windows and pressure cleaning are separate tasks.

Avoid damaging finishes

Match products and tools to timber, stone, glass, tile and coatings. Avoid solvents, abrasives and chemical mixtures. Salt or sand may be present at some coastal properties, but condition varies by location and exposure.

Confirm timing and scope

Provide access, parking, keys and the inspection date. Confirm inclusions, exclusions, price basis and any re-clean terms in writing. Cleaning does not cover repairs, pest work, mould remediation, hazardous waste or a bond decision Queensland RTA.
