Keep a dated record of what you observe
Note when and where an animal, insect, mark or noise was noticed, how often it recurs and any property change nearby. Photograph only from a safe position without disturbing an animal, nest, wall or appliance. A single sign is not a diagnosis.
Avoid opening concealed spaces or applying products
Do not remove panels, enter roof or wall cavities, tap or drill timber, handle droppings, or apply a pesticide to identify a pest. Contact the property manager if you rent and keep a copy of the report.
Ask a qualified Sydney provider to assess the site
Describe the address, building type, observations and previous treatments. Ask who will attend, what areas and pests are within scope, what evidence and report will be supplied, which qualifications apply and how to verify them with the NSW regulator. Confirm quote, access, precautions and follow-up in writing.
