Record and report what you observe
Note the date, affected room, visible signs, any recent activity and whether the issue was present at move-in. Take photographs from a safe distance and keep the entry report and messages. Notify the property manager or owner promptly and request written confirmation of the next step. Avoid disturbing nests, droppings or unknown materials.
Check the Queensland tenancy process
The Queensland Residential Tenancies Authority’s Carpet cleaning and pest control guidance explains that responsibility can depend on the property condition at the start and the circumstances.
It also states that an owner or manager cannot generally require a tenant to use a particular pest service or product, while pet approval terms may have their own conditions Queensland RTA. Read the current source and agreement; obtain qualified advice if a legal dispute remains.
Separate cleaning from pest treatment
Routine cleaning may remove ordinary surface soil but does not identify a pest, treat an infestation, apply pesticides or certify a property as pest-free. A treatment plan should come from an appropriately authorised pest-management provider for the location and target pest. Follow the provider’s written product instructions and re-entry directions.
Coordinate any separate cleaning request
After a treatment, follow the pest provider’s instructions before cleaning surfaces or re-entering. Ask whether residue, waste or affected materials need specialist handling. Any cleaning quote should identify the address, rooms, condition and tasks and remain separate from pest-treatment terms.
